We had ten rooms and relatives from all over the country. Everyone exclaimed, “What a setting; its gorgeous!” Ages ranged from 6 to 91, and everyone loved their time at the Dockside Inn. Rooms and views lovely, breakfast delicious, staff accommodating in every way. Occasion for reunion was our son’s wedding, and we had our rehearsal dinner at the Dockside Inn Restaurant. The food and service were outstanding. Lobster, roast beef, or beautiful vegetarian dinner. Cocktails and appetisers on the lawn before dinner. Idyllic.

Perfect Getaway

My husband and I recently stayed at the Dockside for two nights. We had been there several times before, but not recently. We were reminded of what a perfect place it is! Once we park the car, everything is easy, comfortable, taken care of, fantastic. We use the bikes, beach chairs, umbrella and beach towels. Two days feels like a week, as we enjoy a leisurely and delicious breakfast, relax on the lawn, bike to the beach, take a boat out on the river, eat mussels and sip wine in the evening at the excellent restaurant right on the premises. Everyone is very friendly and helpful. It is the perfect getaway - thank you Eric, Carol and all! We'll be back as soon as we can...

The room was comfortable and the people were great. We thoroughly enjoyed our stay and will be staying here again. We would recommend the Dockside Guest Quarters to our friends and anyone else who would ask. Our score for onsite dining is for the Dockside Restaurant where we had dinner on our anniversary. It did not meet our expectations. The breakfast served at the Dockside Guest Quarters was plentiful and delicious.

Enjoyed our stay, rooms decorated very tastefully, dear suited to the location. Staff very friendly, breakfast had variety of breads, hot dishes, fresh fruit and drinks, and was varied each day. Breakfast area was a bit small for number of guests being served. Dockside had a number of cottages, plus the main house, and a full restaurant in a separate building. We ate there twice, food and service was excellent.

The setting was beautiful! We had our own private cottage right at the waters edge. The sunrises over the water seen from our rooms sliding glass doors and private deck were amazing! Breakfast was delicious and the lobster dinner at their restaurant was wonderful. Sat. morning Eric took us for a lovely cruise. We enjoyed our stay the Dockside so much that once we arrived we didn't move our car for 2 days.

We have stayed here twice, and loved it both times. Very friendly staff, breakfast is great. Ate at restaurant for lunch once and dinner, meals were terrific both times. We definitely plan to return. View is awesome. Can sit outside and have morning coffee watching to boats go out.

My husband and I stayed here for a weekend stay. The views from the inn were gorgeous. It was a serene, peaceful place to sit and relax. We enjoyed the "continental plus" breakfast, which featured two egg dishes and sausage one day and an egg dish, apple-baked french toast and sausage the next day. The breakfast also included fresh fruit, muffins, pastries, bagels, granola, yogurt and delicious bread. The inn was quiet and clean. We would stay here again.

The beautiful setting with its view of York Harbor, the clean comfortable room, and the pleasant accommodating staff make a stay at the Dockside Quarters a delight! Our many visits there have consistently provided a wonderful base site for exploring southern Maine.

The road leading up to the inn was very unassuming. After passing boat slips and warehouse buildings we emerged onto a landing with a beautiful view and a welcoming cozy, quiet inn. Breakfast was good and room was so comfortable. Well worth the price. I will go again.

A beautiful B&B with great views and harbor access, Dockside Guest Quarters doesn't disappoint. Its restaurant was also outstanding -- however, nothing "exceeded my expectations" for what I paid for. For $300+ per night, everything was spot on -- beautiful views, great room, outstanding breakfast, and superb service. It's what I expect for the cost. Will definitely come back as its proximity to Boston makes it an easy weekend trip.

Really warm welcome and excellent service all round. Great room in the historic main house (103) with super comfortable bed and spacious well equipped bathroom. Breakfast is a buffet of good quality hot and cold food and there is plenty to choose from, including freshly baked breads. Hot drinks and cookies are available later in the day. We had a good meal at the onsite restaurant where the staff were friendly and helpful. Lobster roll was delicious and local beer excellent! Couldn't have a more picturesque location. Highly recommended.

The Dockside was a beautiful intimate property, with gracious hosts and in a lovely setting. You could tell the owners really wanted us to have a wonderful stay. We celebrated our 15 year wedding anniversary and can't wait to return again!

Loved everything about Dockside! We were greeted warmly! The Drunken Lobster Saute is the best dinner ever! Top that with great wine, great service and Crème Brulee. The rooms are charming, beds comfortable, a peaceful night sleep. The Baked French Toast was a wonderful way to start the day. We will be back!!

The view was spectacular! During our 11 day stay in Maine, we stayed at five very different accommodations. Dockside was our favorite accommodations and we would definitely stay there again. The food was delicious and proprietor was very personable.

It was hard for us to leave this amazing place. Our stay there was wonderful and I would highly recommend the Dockside Guest Quarters to anyone venturing that way. The breakfast was outstanding and the room was awesome. We stayed in room 14 and although the bathroom was a little small the view was so great. I can't praise the Dockside enough.

We were up at Dockside for the weekend for a wedding (reception was at the Country Club which was also magnificent) but as this was nearby it was a great place to stay. The rooms are very nice, balconies overlookng the water, wonderful service and a very charming ambiance.

Loved the view from our room and the deck. Room was small and cramped but clean. Grounds are lovely, overlooking the harbor - loved watching the fishing boats go out at dawn. Breakfasts were delicious. Would stay here again. Area is beautiful.

We have traveled extensively throughout New England, but no B & B can compare with Dockside Guest Quarters. Not only are the rooms and dining experience great,but also the views of the inner harbor and Atlantic Ocean are superb.

My room (circa 1972) looked as it had been updated compared to the rooms some of my friends were in. I had a nice fireplace and balcony with a great view of the water. The rooms were clean and the beds very comfortable. The sheets were particularly soft and silky. rooms could us a microwave. We dined at the restaurant and the food was excellent.. I had the drunken lobster sautee. Our waitress was great as we were celebrating a friend's big birthday and all were very friendly and accommodating. I will be back

Once again the Dockside did not disappoint. The accommodations are first rate-I believe all have a view of the harbour-and are reasonably priced for the standard of the facility. The grounds are well-kept, the breakfast very fine and we enjoyed a really nice seafood dinner at their restaurant. Very professional and friendly staff. The website booking service is up to date which I appreciated as we made a last-minute booking without any difficulty. Highly recommend a stay here! And do visit the small but lovely beach just a few minutes drive from the Dockside!

We stayed for a weekend getaway and truly enjoyed our stay. The rooms are simple and nice, nothing fancy but met our needs. The true beauty was the deck off of our room which overlooked the harbor, with a beautiful sunrise great ocean breeze. The morning breakfast was fantastic, including eggs, sausages, bagels, breads, granola, fresh fruit, cereals and coffee/tea. We carried the breakfast back to our room and enjoyed it on our deck, but many guests took advantage of the large covered porch outside the Main House. The service was great, staff friendly and place quiet and clean. The restaurant serves and amazing baked stuffed lobster and is a great option for dining out without going anywhere. We would highly recommend this place if you are looking for a quiet, quant and relaxing getaway.

We stayed here for four nights in August for a wedding. Lovely location right on the water next to a quiet harbor. Kayak tours within walking distance but otherwise you need to drive unless you are prepared for a long walk. Their breakfast is wonderful with a nice selection of hot and cold options. Staff was always helpful and attentive. We were in the Main House which has older rooms with character. Our room was wonderfully decorated - exactly what you'd expect in a Maine B & B. Can use bikes for free. It's a great place to do as much or as little as you want. Very relaxing experience. We'd love to go back!

It's a fantastic place to stay and share the experience of real Maine. I really couldn't expect more. My kid had and his friend had lot of space, games and a wonderful garden where they could play all day. An awesome place to rest with breathtaking views over the bay. Even nicer than pics on website. Our 2-room suite with veranda overlooking the harbor and water was comfortable, very relaxing, and more beautiful than we had expected. Service was very cordial and attentive.

The view can not be beat. The bed was extremely comfortable although the sheets were rather scratchy. Unfortunately the claw-foot tub was a huge challenge for me having had knee replacement surgery. Owners were friendly and breakfast was very good.

We went up for our anniversary and were greeting with a bottle of champagne. The staff was beyond friendly, the grounds were more beautiful than we oculd have ever imagined and the value received was exceptional. Would definitely go back and highly recommend it for couples. Plus, only 15 minutse from Ogunquit.

We had a lovely stay in Room 110, which was like our own private cabin on the harbor. They surprised us, for our anniversary, with a bottle of sparkling wine including glasses and ice bucket , which we enjoyed after dinner in our room. It was quite warm so we had dinner in the dining room but next to the window so had a great view of the harbor. Our server was delightful and we missed him the next night, as he was serving at a group function. I enjoyed watching the boats coming and going as well cormorants and gulls from our deck. My only disappointment was they had a group of 20 our second evening dining, who were quite noisy which made it hard to enjoy the evening. They need a private room for large groups.

The setting of the Dockside is outstanding. If you want to be away from the summertime crowds of York Beach yet still be close enough to shops and restaurants, this is the place to go. You can enjoy the peace and tranquility of the York River and Harbor from anywhere on this property. We biked around beautiful homes, kayaked the York River, and walked on nearby trails. It was a very enjoyable place to stay!

My family, many of whom live in Kentucky, have been gathering at the Dockside for over 40 years. Summer is not summer without our special time at the mouth of harbor in York. Regardless of the weather- micro-burst,hurricane,or sunny skies and perfect temperatures- the stay is always wonderful. Great staff, friendly and accommodating, make sure everything works and works well. Dockside Guest Quarters is a standout all around.

We were greated by a very friendly women. We were congratulated on our elopment and shown personally to our room. The room was bright, clean and lovely. The bed linens were very nice and high quality. That night a complimentary bottle of champagne was left for us upon our return. The food was amazing! Would give this establishment more stars if I could. We will be returning next year for our Anniversary.

A scenic, peaceful, and tranquil location; a view of the anchorage from one window and a view of the inlet to the harbor from the next; a very clean and classic sea-side Inn; a delicious breakfast served by gracious hosts and enjoyed from the porch enjoying the view; and pleasant surprises - a perfect-sized beach within walking distance on a path along the waterfront and a cliff walk along the rocky shoreline. I found this inn online and had never been there so we didn't know what to expect. We were very impressed with the private location and the outstanding restaurant associated with the inn. We had 3 meals there and the staff and owner made us feel like were were old friends. The food was great including the frito misto, the duck, and the homemade blueberry pie. We book a small room in the main house that had a great view and a shared deck. We will be back and will reserve one of the larger and more private rooms in the other units on the property. So wish this was year-round!

The value at Dockside is in the setting. The rooms are average and the breakfast is not as good as at some chain hotels. York is a charming place and the staff at Dockside were very nice, but overall the B&B did not live up to the pictures online.

My family and I thoroughly enjoyed our stay, barring one factor. The inn, unlike others in the area, is on a beautiful and secluded point of land. Our suite was spotless, had very comfortable beds, a lovely living room and a deck with outstanding views of the inlet. We could often watch the various boats that frequented the channel before us. We loved it! The Continental Plus Breakfast was a feast for the eyes including a wide range of home baked breads, muffins and French toast, fresh fruit and yogurt plus poached eggs and sausages. All was served in the dining room of the Main House, complete with period antiques, nautical paintings and, of course, wonderful views of the water. Our one disappointing, in fact, surprising experience, was with the inn keeper herself. Her manner was less than the welcoming one we assumed would accompany the setting. She was officious, answering our inquiries but without a hint of warmth or interest. We interacted with several other staff members who were exemplary in their warmth, helpfulness and, best of all, cheerfulness. It was refreshing and reassuring to interact with each of them. We would certainly return to the inn; the many plusses outweighed the occasional discomfort of those few interactions.

The Dockside is a perfect place to relax and enjoy seeing the very best of the southern Maine coast without leaving your lawn chair. Birds and boats abound. The staff is friendly and competent and the guests we've meet reflect their satisfaction. We are happy to have found one of the best lodging experience of our many years of wandering along the eastern seaboard.

This is the second time we have stayed here and we will definitely be back again! It can be difficult to find a bed and breakfast that is also appropriate for our three year old. Patty and the rest of the staff here were very accommodating and welcoming.

Enjoyable Stay

Our stay at Dockside GQ happened to coincide with a wedding that took place on the property's spacious grounds outside while we ate dinner. In addition, to seeing the entire wedding party eat dinner after the ceremony, many of the wedding party stayed at the hotel and it added a little bit of a flair for staying there, although when we made a reservation there was limited availability. The pictures on the property website, including the scenic shots of the boats in the water are representative of what we experienced sitting on the Maine House wraparound porch. As I indicated, the dining at the restaurant was excellent as well as convenient after we had a driven for a number of hours and were able to eat dinner on property prior to our first night stay. The continental + breakfast that was served in the Maine House was good and the service staff was excellent in asking if anyone needed anything. Our two criticisms, one of which was basically resolved after the first night was a large number of gnats and other flying insects that came into our suite when we entered at night because the outside light was on right outside the door. On our second night we made sure that the exterior light was not left on so the amount of insects were minimal. We did have a number of gnats inside the bedroom on the ceiling when we had the lamp light on. We live in a large urban area and realize that when you are in a wooded rural area insects are part of the landscape. My only other negative was we stayed in a room that we needed to drive to the restaurant and the Maine Room - however, I have a physical disability and most guests would probably not be inconvenienced by this facet. The only reason we would not stay here if we are in the York Harbor area would be because we would want to stay at an oceanfront property that has a beach. With the exception of one, I did not see any such property with the classiness that Dockside GQ offers. It was overall a very enjoyable stay.

Not at all quiet/relaxing

Went to Dockside to celebrate anniversary (4 days). Thought it would be a quiet and relaxing atmosphere. Not so much! Could the guy next door taking a leak and every conversation. Friday (third night all hell broke loose). Seems the innkeepers do not live on-site and the office in the main building (all employees) leave at 9pm. Animal House (absent the togas) started up and calls to the management went to voice-mail. 3rd call to the cops resulted in quiet being restored. Next morning my wife received an accusatory call asking if she called the cops. When I went to breakfast I heard a member of the management apologizing to the head miscreant for "last night". Bottom line: Do Not Go here on a weekend if you expect a quiet/ relaxing place! Management should either stay later if they are having an event or require a deposit from people under 35 to cover noise complaints/ damages.

I sincerely apologize for the disturbance described in the review above. Unfortunately, in the rush to portray the Dockside as something akin to Animal House several important facts have been left out. The after hours emergency contact phone number was miss dialed by this guest, they inadvertently left messages on a vacant guest room’s voice mail when trying to reach the innkeeper. If I had known of the issue at the time it would have been taken care of immediately. Upon learning that a 911 call had been placed we called the guest to see if everything was OK – it was certainly NOT accusatory. At that point we were informed of the disturbance the previous evening. After a lengthy discussion about the previous night’s problem we profusely apologized and assured them we would take the necessary steps to make sure this would not happen again. In addition, we also comped their room for the previous night. We had a very frank conversation with the offending parties, to explain the problems they had created and what our expectations going forward were. At no point did we apologize to them. They were very apologetic and complied with our requests, the following evening was very peaceful. This was certainly an unfortunate event for which I am very sorry. Let me be perfectly clear, this was an extreme aberration and not the usual as the reviewer implies. The Dockside is a very tranquil place, we work very hard to make sure that each guest has a peaceful and relaxing experience and wants to return.

We have been staying at B&B/Inn's ever since our honeymoon 20+ years ago. The Dockside is by far has been the best that we have experienced. We have always enjoyed our time there. For the last several years we have been going back. Originally we stayed in original "Maine" house and as our family grew we then moved to one of the freestanding buildings. In the last few years we have been staying at the Captains Quarters buliding which is absolutely beautiful. We have grown to love it so much besides our children, we now bring our extended family and friends as well. The Lusty family and their employees make sure that every detail is well taken care of. If you are considering a vacation on the Maine seashore check this place out. You will not be dissapointed.

This is a charming, beautiful and peaceful place to stay. It is family run and all staff were friendly and helpful. My room was well appointed and comfortable. The breakfast was plentiful and delicious, something to tempt all palates. The morning boat ride was a lovely way to start our visit, giving an overall view of the area and an opportunity to talk to one of the owners of the Dockside. I would definitely recommend this B and B, and would love to return one day. The on site restaurant was very good.

Second stay at Dockside and we weren't disappointed. The view is terrific, the grounds beautiful. Our only let down was that the restaurant was closed for a private party. That is a venue worth trying! But our helpful innkeepers steered us to a delicious alternate. Wish we could have stayed longer.

We got in at night so we did not see the beautiful view that was right outside the door from our room. Nothing like sitting in a rocking chair with an expanse of water right n front of you; especially at sunrise. Awesome! Everything was clean and comfortable except for the breakfast; which although diverse and plentiful, was nothing to write home about.

We stayed at the Dockside Guest Quarters in late September 2013 and absolutely loved it! I've been coming to York all my life and actually lived there for awhile and I can say that the Dockside is a 5-star slice of Maine life. The staff and owners were very nice and most helpful and the continental breakfast every morning was a perfect start to the day. I will most definitely be coming back!!!

Every little detail in the décor of this lovely seaside property breathes authenticity. Our three day stay was like a magic trip down memory lane reminding us of summers past on the Atlantic coast long ago when we were kids. The venue is wonderful, devoid of the busy commercial areas aimed at the tourists in neighboring resort towns. Attentive yet unobtrusive personnel, great breakfast menus, excellent food and service at the adjacent restaurant. We are bound to return to the Dockside on a future trip to the are. The room was OK. Since it was an inside room, luckily it had a window AC unit for the several days of abnormally hot weather for York, ME. The ceiling fan needs maintenance to address the noise when on high speed.

Although everything was just as perfect as it could be, the "bed" part of bed and breakfast was just not what I expect for $600. It confuses me that a perfect room, and a perfect setting, and a fabulous restaurant, cannot be had without back pain tin the morning from a cheap inner-spring mattress. I understand the costs associated with replacing a mattress, or 20. I feel that this investment, however, might solidify your B&B as one of the finest in Maine. (Sleep number beds are perfect of a wide range of clients). I would love to come back and stay, but would love to area better sleep situation if I did.

I am a little confused by this review. We do not have any rooms that cost anywhere near $600!! I fully agree that good mattresses are essential for a great stay at home or away. We are very aware of this and are constantly upgrading our mattresses and box springs. It is hard to please everyone as you have to select a sleep surface that will appeal to the majority. Unfortunately there are rare occasions that guests prefer a very specific type of bed that we do not have.

A friend and I spent Labor Day weekend at the Dockside and were pleasantly impressed by the staff, the accommodations and the grounds. Upon arrival, we were greeted personally and shown up to our room on the second floor of the main house. The room, with two twin beds, was charmingly decorated and the private bathroom was surprisingly spacious. Breakfast the next morning was also a nice surprise. The options were plentiful--homemade muffins, an array of fresh fruit, cereal, bagels, English muffins, toast, homemade cinnamon coffee cake and blueberry crumb cake (was especially delicious) baked eggs, sausage, granola with fresh berries and yogurt and even baked french toast and quiche! It was quite a spread and a great way to start a day full of sightseeing. The staff was so helpful providing everything from restaurant recommendations to finding a nail file upon request. The only drawback (and I hesitate to call it that) was that the Dockside is somewhat isolated, getting to the Long Shore Beach and Ogunquit are an easy drive, but might take a bit by bike or on foot. But the location made for a quiet, relaxing stay. You could hear the crickets and the small waves against the shore. Overall, I'd highly recommend this B&B, it was a great experience and best of all, didn't break the bank!

The setting was beautiful! Great views of the harbor, boats,and sunrise. I stayed in lodging outside the main house and it was very quiet and peaceful. Breakfast was delicious and afternoon snacks welcome. There was no room on screened porch for dinner but I was given a table near window with lovely view. Food was delicious and service good. The only downside which is not under their control is the boat yard next door is noisy a little too early in the am. I will definetly go again and stay more than one night. Would rec to a friend.

My 88 year-old mother and I flew from Minnesota and stayed at Dockside Guest Quarters for a week while visiting my sister and her family in Cape Neddick. The suite was perfect for the two of us--on the first floor, right off the dining room in the main house. We had a separate entrance from our comfortable suite to the lovely front porch--overlooking idyllic York Harbor and Marina--where we sat, enjoying our coffee and breakfast each morning--as we took in the ocean breezes and watched the boaters, kayakers, gulls and herons in the harbor and along the shore. The Dockside staff were so kind and thoughtful, going out of their way to make our stay as carefree and relaxing as possible. It couldn't have been more perfect! Thank you.

This was a great place to stay. Very clean and comfortable. The staff was super friendly and helpful and the view from our deck was amazing. The morning breakfast was quite good. I found it to be a bit pricey, but I think that's going to be the case for any nice place in this area. We would definitely stay here again.

My daughter selected the Dockside for her wedding on a Sunday morning (11 AM). The accommodations were excellent and the entire wedding party stayed there for two nights. I think we had about 11 rooms in all. All the wedding guests were very impressed with the location and setting. Fortunately the weather was about perfect. The entire experience was very pleasant and I would highly recommed the Dockside for any type of event or just a simple get away.

Have just spent three days and two nights at the Dockside for a wedding. The venue was perfect - the gardens are lovely, well-kept and colorful, and the setting couldn't have been better for an outrdoor wedding on the lawn, with the harbor and ocean as a backdrop. The staff were always friendly and helpful, and went out of their way to find a suitable groundfloor room for our elderly grandmother who had difficulty climbing stairs. Everything was perfect, from start to finish - lobster bake for rehearsal dinner, tasty breakfasts every morning, and the wedding dinner was excellent. Every room had a water view, and the rooms were all tastefully decorated. I would recommend this place to anyone who is looking for a getaway from the noise and the crowds. It was delightful.

My family and I spent 4 nights at Dockside a few weeks ago. The staff overall was very accommodating, and our room had a beautiful view. The property is lovely and the hour long boat excursion was great. Breakfast was included in the room rate and I have to say it was delicious - a really great spread. I will say the area wasn't what we were expecting - we were hoping for hiking and biking trails and there just weren't any options. And the one day it rained left us not really knowing what to do. But York is very pretty, great lobster places (Fox's) and there are a number of beaches that can be easily driven to.

What a wonderful inn! Comfortable rooms, great service... and the view from the deck was just beautiful. The dining experience was outstanding. Everything was cooked to perfection from appetizers to dessert! We had the option of going to another restaurant our second night in Old York, but chose to dine at the Dockside again. Our compliments to the chef and wait staff as well.

We stayed in a beautiful room, I wish I could remember the # but it was the closest to the water and the view was gorgeous. I was met by a very gracious host who walked me down and showed me the room and explained when and where everything was. The room private,immaculate and smelled fresh and clean. The bed was very comfortable with nice linens. We had an incredible stay and walked the area in the evening followed by a quiet night. I will absolutely be staying again, highly recommend the Dockside!

We stayed here with our 2 young sons and my parents - stayed in the adjoining room onto the queen bedroom with twin bed alcove (115 and 116). The grounds/view/property is gorgeous, the staff is very friendly and the food is excellent. The use of beach chairs/boogie boards and even 2 3-speed town bicycles was a great added perk! We loved that there was shuffleboard, badminton and horseshoes available. Everything about this place was magical and I have already recommended it to many friends when they are traveling through the Boston/Maine area.

This is indeed a beautiful setting with a view of the harbor but off the beaten track and therefore very peaceful. The service is attentive but not intrusive and the staff realize patrons may want to relax and be left alone. There were several family gatherings apparent during my stay and many seemed to be returning guests which always speaks highly of a place in my book. If you are looking to get away form the hussle and bussle and maybe reconnect with a loved one this is a good place to start!

Hello, The Dockside Guest Quarters/Inn is a beautiful place if you want to get away from the hustle & bustle of the world. Its on a private island, so there isnt lots of people to contend with, especially if you want to just sit and relax looking out at the bay and ocean views. The owner, Eric, is very friendly and personable, as is his staff. Unlike typical hotels and inns, my wife and I both noted that it was a comfortable atmosphere as soon as we walked into the Main House to check in. The private decks are great, especially at night... We enjoyed some wine each night, enjoying the great nitetime view of the moon rising over the ocean... gorgeous... an added bonus was that because its very close to the ocean, there is alway a nice seabreeze, keeping it cool and keeps the mosquitoes away. The room we stayed in had a sliding door to the deck, we left it open to enjoy the breeze and listen to the waves roll in while we went to sleep, THAT in itself is worth every penny... no cars, people yelling, sirens, just an occasional boat, or very distant motorcycle... best sleep Ive had in years. The matress was comfortable, everything was clean and orderly, bathroom was very clean. The restaurant is owned by Eric's brother, (so we're told), the food was a bit pricey, but was absolutely fantastic... Thank You,

We stayed for two nights on a warm summer weekend. We were in a first floor room, charming and comfortable, but with a bit less privacy due to shared porch. There was a wedding on the lawn our first morning, which was unexpected but gracious (a warning next time, please!), and we relaxed on the porch before a long walk around the harbor. Breakfast was great with a variety of quiche, high-quality fresh fruit, pastries, and good coffee. We ate on the porch overlooking York Harbor and were relaxed, well-fed, and ready to go after breakfast. Very pleasant walk to town (long if you are not used to walking!) and to a local sea kayak outfit, where we could get on the water for a couple of carefree hours. Our hosts and staff were pleasant, helpful, and friendly, and we will happily return.

My partner and I stayed in the Dockside Quarters in mid-July. We were late in arriving but the management made contact with us prior to arrival regarding check-in which was appreciated. Our room, 101, was large and shared a large veranda overlooking the harbor. It was beautiful. The breakfast buffet was good but we were moving on so did not fully partake. My regret was that we did not get to spend more time at this accommodation.

We were looking for a peaceful getaway during 4th of July weekend and we found so much more. The Dockside Guest Quarters offers one of the most spectacular waterfront views complete with sailboats drifting in the water while the sun shimmers to guide their way. The Main House is beautiful, comfortable and invites you to relax on the porches or inside any of their rooms. The morning breakfast has something for everyone from a vast array of breads to eggs, fruit and cereals. We stayed in one of the suites and it was like having our own apartment complete with a balcony and a waterfront view. The staff was friendly and accommodating, making sure your stay is memorable. The most restful 3 days we have spent in a long time.

Dockside Quarters' location is what makes this B&B a true jewel. You are surrounded by Oceanside beauty no matter where you look and you are truly able to relax here. The rooms, though not overly spacious, overlook the water and for those with balconies, it makes for a very pleasant stay. You have all the amenities you need and the ample breakfast buffet is a nice touch. The restaurant and lounge on the premises also boasts a wonderful waterside view and open porch area to enjoy an afternoon cocktail and/or lunch. Dining in the evening is a bit pricey and although this guest enjoyed a nice dinner entrée of "drunken lobster", her spouse's sauté scallop dish with only 3 scallops at $25 was disappointing. All in all, we would return to Dockside Quarters, though would most likely only enjoy a lunch at their restaurant.

Though Dockside Guest Quarters was a little difficult to find, once we were there, we were greeted warmly and treated to delights at every turn. The room had a broad view of the channel and we enjoyed watching working and pleasure craft coming and going. It was also fun watching the tides roll in and out -- since it was a "super moon" the difference between high tide and low tide was amazing. The in is situated on a point, so you can see the daily working harbor activities or just enjoy the panoramic water view from your room. Breakfast was not really exceptional -- a sausage/egg entree was served two times in a row, and the baked goods were just ok. The adjacent restaurant was handy and had a beautiful view, but the food was ordinary. We enjoyed nearby restaurants and the historic sights within easy driving distance. We'd go again for comfort and location of the inn.

My husband and I went for our first anniversary. Dockside is absolutely beautiful. Very charming and the staff is very friendly and helpful. As soon as they found out it was our anniversary they sent a complimentary bottle of champagne and congratulated us. The room was amazing. Excellent view. Very comfortable. The only thing we wished we'd had was a mini fridge, but our cooler worked out fine. We'd definitely go back, and we plan to next year with a group of friends. This was our first visit to New England, and we found the Dockside to be a very nice place to stay. The staff were friendly, helpful, and courteous. I found the housekeeping staff to be very responsive and did a great job of keeping the room clean. I would definitely recommend it to everyone.

My wife and I, and later our son, have been guests of the Dockside since our first visit in 1976. Over the years we have enjoyed the peaceful, scenic surroundings, and the courtesy and dedication to guest satisfaction their staff is known for. The accommodations are “Maine Simple”, yet elegant in their own right, and the restaurant seems to get better each year. We appreciate the Lusty Family’s efforts to stay with the times and the environment in an unobtrusive way. The location is ideal: An hour or so from Boston and Portland, and less than 15 minutes to the great little city of Portsmouth, but quiet and serene even though close to I-95. At last count, our family has visited Harris Island and the Dockside at least 40 times, many times twice each year. They do things right for us otherwise we wouldn’t keep coming back. We’ve watched the Lusty Family raise their children there, and then retire for the second generation to take over. We feel like adopted family, for each time we return we feel as if we’re coming home after a too-long time away.

Booked this place via internet for a week in October and on arrival it was very obvious that the facility is trading on its views rather than condition of rooms. The room that we were allocated whilst supposedly being a suite of rooms was really nothing much more than a motel with a sitting area and very small bathroom, Interior of rooms was very clean but all furniture is old and miss-matched. I can do quirky fixtures and fittings but not uncomfortable beds and seating areas. The balcony, whilst giving excellent views had not been swept prior to our stay and was littered with leaves and debris which would have been trampled into the room every time we ventured out. The kitchen facilities of this so called suite consisted of a two ring electric hob that was attached to the sink! I am amazed that health and saftey rules allow this in the USA ...... There was NO central heating or air conditioning in the room. In October the only available heating was supplied by an outdated, industrial style electric heater, which was heavy to move and dangerously hot, that required repositioning if you wanted to heat the bedroom - - NOT what I expect when paying over $200 per night. Do yourselves a favour - there are many many better, cheaper places to stay in the area - we left, disgusted, after one night. The pictures on the web are very very missleading! Try The Stage Neck Inn, just around the corner - we got a better deal in October than we would have had at Dockside and the service was absolutely superb from the minute we arrived until we left six days later.

Unfortunately the Dockside did not match these guest’s expectations. It is clear to me that they were looking for a full-service upscale hotel. This is clear by their decision to move to the Stage Neck Inn, a very nice 4 diamond hotel. It is obvious, when you compare the Dockside and Stage Neck Inn that the facilities and experience you can expect will be different. Their use of the term “suite of rooms” implies they were expecting several rooms. We have never used that term. This is how we describe this particular room; “a suite, consisting of a bedroom, kitchenette, bath, living room and private deck with water view”. Their description of the room they were in is way off the mark in many ways. Ironically, this room was just renovated, and we have had numerous accolades from repeat and new guests on the finished project. Further, they admit that the room was clean, yet they give us only 2 stars in this area. They further state that this room was not as described or shown. However, this room is EXACTLY as pictured and described on our web site. I truly wish that this guest could admit that this was simply a case of their expectations not meeting what they had reserved. We have all been in similar situations from paint color choices to a meal in a restaurant. It doesn’t mean that there is something wrong it is simply not what you were expecting.

My family and I recently attended a wedding at the Dockside Guest Quarters & Restaurant. In our lifetime, we have been fortunate enough to visit some pretty amazing locations and experience exceptional lodging and service. Although others have recommended it to us, we have never been B&B type of people. Our visit to the Dockside changed our outlook. There is a charm and warmth that exists at the Dockside that is often missing at upscale resorts & hotels. While service may be efficient and your reservation may be exactly as expected, it is not always warm and friendly. At the Dockside you are greeted by a special brand of New England hospitality. I agree with one of the other reviews that said, if you are looking for luxury or high-end fan fare, this is not the place for you. But if you want a quiet place to enjoy a beautiful view or a delicious fresh homecooked breakfast or a place where lodging is warm and comfortable and where your family can spend some quiet down time, then this is the place for you. One special note: During our stay my 4-year old son left something behind in our room. The kind owners at the Dockside mailed it to us without us even asking. I do believe that that is the type of service and thoughtfulness that exists at a B&B and what truly sets it apart.

A very good friend recommended "Dockside" to us and we were so pleased with our stay. Our room was great and will try to get it again. The food at the restaurant was delicious and our waitress was really great. All in all a wondeeful end to a little getaway. WE WILL BE BACK.

The stay was pleasant and the people there were very nice. The breakfast was fine but served buffet style and you clear your own dishes. This has not been my experience at any other B&B. The restaurant on site was excellent.

What a great waterfront place to stay. A very nice place tucked away in its own little cove. You are off the beaten path but still close enough to things you don't feel too remote. It is a historic place that is updated and kept clean. We would definitely recommend this place to our friends as well as return ourselves. Thank you Dockside. Next time we will stay longer. Accomodations & Staff were wonderful. I would definetely come back! The continental breakfast was very good as well. However, I do recommend that you go to one of the surrounding towns for lunch or dinner. The food at their restaurant was sub-par and outrageously priced.

I am certainly glad that this gust enjoyed their visit to the Dockside and will return, this is what we strive for. However, I do take exception to the description of our restaurant's food being sub par and outrageously priced. It may not of been what this guest was looking for as we all have different tastes and budgets. But I can honestly say that our restaurant's food is consistently excellent and fairly priced. If you look at other reviews on this and other sites I feel you will see that our other guests would agree.

Our room had a nice view to the Maine Coast and the room was clean and neat. However, the walls were thin and we could hear everything around us including the people at breakfast and the couple next to us. We paid a lot of money for this room and have stayed in B&B's in York before and thought for the price the room was average, small TV, tiny bathroom and no frills. The breakfast was average and the baked goods were not homemade and there were not enough choices for those who did not eat eggs. (no pancakes, waffles, only sausage). The staff was not that friendly but did answer our questions but did not show us much additional hospitality when checking in or checking out. The best part of this hotel is the view to the ocean.

My husband and I stayed at the Dockside for the first time last week. We were pleasantly surprised by the location. The accommodations were varied and ours was superb. The view of the harbor was great with an ever-changing vista of life as the tides flowed in and out. The breakfast choices were far superior to other places we have stayed, with a lovely variety for every type of palate and morning eater. We are already planning our next visit!

We had a truly delightful stay at Dockside Guest Quarters. The view from our room and porch were outstanding. By far this was the best place we stayed on our trip to New England. The staff was friendly and very helpful. The room was exceptionally clean and the bed was super comfortable. We ate in the restaurant and the meal was outstanding as was the wait staff. There was not one thing to complain about on our stay there. If we ever return to this area we will definitely stay there again.

My sister and I have been bringing my mother to Maine for the past 20 years. We have become disappointed with our previous hotel and have been trying new establishments, without much success. The Dockside is absolutely charming! From the moment you walk in the door you know you have made a wise decision to stay there. We enjoyed our time so much we cancelled work and stayed an extra day. We chose Dockside for our wedding because it was peaceful and intimate and on the water. It was the perfect place and the weather made it even better! The staff was friendly and helpful and made us feel like welcomed guests. The views from our room, especially the sunrises every morning, were great. The breakfast was spectacular and enjoying them on the porch watching the boats was very relaxing. I would highly recommend this place to stay for a peaceful and relaxing time.

We've been going to Dockside for 4 years now and my girls wouldn't allow me to go anywhere else for a summer vacation. We wake early, watch the sun rise across the water and the lobster boats head out to sea, then head to the gazebo to relax in the morning sun and play until the main house opens for breakfast. The place exudes peace in a way that even young children can appreciate, yet is minutes away from all kinds of adventure.

A couple of items that might improve our room: mirrors in the room not just the bathroom, and do what you can to get rid of the mice in the walls.

I was very surprised to read that one of our guests thinks we have mice. This is the first I have heard of this. I will certainly look into this immediately and take corrective action if needed. I have been coming to Dockside in August for the past six years - a great room that overlooks the harbor entrance. They have a great breakfast and coffee/tea available all day long. Great service and friendly staff while the food at the restaurant is very good.

Every room overlooks the water with a private deck. We could wancer the grounds and watch the boats go in and out of the dock. You can walk to town or take you car. Great location between Portsmouth and Ogunquit. We will definitly go here again.

The weekend was perfect. Our room was very comfortable and clean. We had a great nights sleep on the not too hard not too soft mattress. The grounds were floral and picturesque with water views every where you looked. We will definitely return for another weekend.

Found this listing online, which can be a risky way to make arrangements sight unseen, however we were impressed with the quiet, private river and bay access, and proximity to hike, bike and boat amenities. Staff was polite and the service was sound. Would like to see more outlets in the room for our gadgets though. Stayed in another charming B&B this last weekend with lamp shades with dual outlets built in. Clever!

Dockside is a wonderful place for couples to go for quiet relaxation and fine dining. This isn't a great place for lots of children. No pool and a quiet atmosphere- but that is what we love about it. A place to get away from all of the noise, hustle and bustle.

My husband, 6 year old son and I stayed two nights at the Dockside last week and even had our family portrait shot on the grounds during our stay. The property is beautiful and well-kept. Our suite was very quaint and we had a gorgeous view of York Harbor from our deck. Breakfast was amazing and the afternoon cookies and coffee that were set out in the main house were delicious and a very nice touch. I have already recommended the Dockside to friends and family---we will make of point of staying there again when we make it back to Maine. My only caveat is to make sure you bring mosquito repellent, because there were quite a few of them.

This is our third visit spanning many many years. The awesome atmosphere of quiet harbour, small town summer town atmosphere and excellent dining room were everything we valued from our other trips. It is really time though that the family updated the rooms so that everything is on the same level of experience. Putting flat screen tvs on the wall would make it much easier to enjoy in bed. Fluffy duvets that can be washed every time would be more inviting. While there is a little frig in the room, complimentary water would be an idea for tired thirsty travelers like other hotels do now. Their breakfasts and tea time snacks were well done. While they are short of room in the main room, a small business centre would be helpful. Internet access is intermittent on the property. Mr. Lusty is friendly and three times seek offers boat rides of the harbour which is a lovely touch being the innkeeper.

We go back every year.

I love the Dockside's location, nestled in the harbor away from the crowds of the beach areas. There are beautiful sunrises and sunsets here, and you can sit on your comfortable deck and watch the boats go by. My room was very comfortable, and the buffet breakfast is a great start to the day. Having a restaurant on site is handy too. Just know that if you stay over a summer weekend there will be a wedding on the lawn, so you may feel like a wedding crasher when you need to pass through.

Dockside Guest House was absolutely the best place we stayed during our 7 night 'bizcation' in New England. Our room was lovely, view fabulous, sunrise amazing over the channel & harbor, staff fantastic, dinner (scallops) was very good (!), Then in the morning, after a fabulous breakfast, we borrowed Dockside's cruiser bikes for a 5 mile rd. trip ride to the Nubble lighthouse -- a perfect ending to a great week. THANK YOU!!! We really did not want to leave.

I have been going to "The Yorks' since I was a young child, and knew somewhat of The Dockside Inn. Unfortunately, I had never stayed there. When my, now Wife and I were planning our Honeymoon. I suggested we stay at The Dockside as I had heard much good about it. When we arrived the day after our Wedding, the proprietor, Eric, met us when we entered the Main House, and he gave us a personal escort to our room. He, his family, and his Staff are outstanding! Sevice was fantastic and we really did not want to return to our daily life. Waking up and going to bed with the ocean right near our room was Sooooooooo relaxing!!! The Adirondack Chairs REALLY ARE where the picture shows them to be and NO, there is not a road or anything else disruptive between you and that spectacular setting. Eric took a small group of us on one of his boat tours aboard his Grady White, and we learned quite a bit about the history and local sites for a mere $10 a person, very affordable. He even loaned me some of his rods (free) so that we could try our luck at some striper fishing at "the Narrows" right in front of the Inn and gave me some advice as to where I could get some bait and tackle just up the road. We did get some good hits but no luck, still though, our stay was VERY Memorable and we have vowed that the Dockside Inn will be our regular Summer destination from now on. 30th Birthday Dockside Trip

My husband and I decided to take a last minute trip to celebrate my 30th Birthday and we came across the Dockside. It was beautiful and quiet with just perfect views of the harbor and plentiful boats. The breakfast was plentiful and easy to pass thru quickly or sit and stay awhile. The Inn Keepers were all lovely and so friendly and polite. Our room was quiet, clean, and provided plently of space to hang out. A great time, def. worth returning to again!

The place was perfect. A quiet getaway with plenty of fun things to do. Our favorite part was walking down for breakfast and coffee in the morning and a cookie and iced tea in the afternoon. Highly recommend it to anyone looking for a relaxing vacation.

Spent two nights at the charming Docksite Guest Quarters. We were in a room in the main house. The room was very comfortable, very clean, if somewhat small. The setting is outstanding with a fabulous view on the harbour and the ocean. Sitting in a rocker on the porch gazing at this view is a true delight. Could not have asked for better.

We have eaten at Dockside Restaurant many times, but this was our first stay at the Dockside Guest Quarters. I wish we stayed here sooner, we are already planning to come back before the end of the summer! It is a lovely inn, historic and very well cared for. The pride of ownership is apparent in everything, including the upkeep of the well-planned landscape, green expanses of lawn dotted with beautiful perennials, mature trees and a gazebo, overlooking the picture-perfect harbor. We were delighted with our room with a fireplace and view (#123) away from the main house. Breakfast was delicious and we took it back to watch the boats and birds off our private deck. We borrowed the inn's nice bikes to tour York Harbor, walk the Fisherman/Cliff walk and swim at the nearby beach. During our three night stay, we also visited York Beach, Ogunquit, the Nubble lighthouse and the Stonewall Kitchen, plus golfed one day. My faves took place on the lovely grounds though, having tea and baked treats on the front porch in the afternoon and a lovely sunset dinner at the Dockside (nice to be steps away!) Lovely stay! Perfect!

Sue and I again thoroughly enjoyed our stay at the Dockside. I believe after your first visit and stay you will be booking your next one thereafter. Logistically the Dockside is also a great home base for other travels up to Kennebunkport and back in the same day. We also enjoyed for the first time this stay at the Dockside a Wedding out on the lawn. We enjoyed watching the ceremony on a Saturday evening with the harbor and rainbow (after a quick storm) in the background. Memorable!!

This was a return visit as I stayed at the Dockside 25 years ago. It was just as wonderful as the first time. Rooms are homey, staff is friendly, it is a very peaceful place and the breakfast was DELICIOUS! I plan a return trip in the fall if at all possible. A wonderful place for a peaceful, relaxing stay near the ocean without the hustle and bustle of the beach! Lots of beaches nearby, however.

We stayed here for our 20th anniversary. We always go to the Cape - and decided to do something different - boy were we happy we did! The views from our balcony were so wonderful - peace and quiet with wonderful diversion from the boats going in and out of the harbor. It was fabulous - the place was so clean and nicely decorated, the owners very friendly - it was a bit of heaven - and who knew - we will definitely be back!!!

Friends were getting married at the Dockside and we decided to stay for a few extra days. It was just what we needed, serenity! A beautiful view through the sliders with the water 15 feet from the deck. Delicious home baked goods for breakfast and the dinning was fabulous. We'll be back!

We will return to the Dockside every year. It is a beautiful location with the most magnificent view. I love to watch the fisherman head out at sunrise from my deck. You can also fish or kayak in this perfect location.The breakfast is delicious and the restaurant fare is also not to be missed. I found this inn on a "fluke" after an extensive search for an inn on the water with a deck/balcony. What a find! We celebrated our 30th anniversary here and it was perfect. We will be back! We could not rate the dining, as the restaurant was closed for a function, but this review site would not let me continue without rating dining. We did know the restaurant was closed, so it "met my expectations".

Dockside Guest Quarters is a great place for adults. There isn't a lot for children to do here. The water views where the river meets the ocean are fantastic! I never realized that there can be currents in 3 different directions. The room was clean and well taken care of, the grounds were beautiful with plenty of places to sit down and enjoy the greenery and the gazebo was near the water. The walk up the road between the working marina and tidal pools was lovely. I'm going back next week!

The beauty within and the surroundings of the Dockside are breathtaking. It offers a serene setting. The staff are friendly, helpful and a joy to share time with! The restaurant was not open yet so I cannot comment on the food, but can imagine it is fabulous. Breakfasts were delightful.

This was not our first visit but it was one of the nicest. The only way it could have been better is if the resturaunt was still open but it was quite late in the season. Breakfast seemed to be better than usual even though it has always been good. We'll be back!

What a fabulous place to spend a crazy Saturday night!! The early snowstorm was quite impressive, but being at the Dockside was just the best way to spend what would have been an otherwise miserable weekend in central MA without power! Being minutes away from the York harbor, I have awesome pictures of crashing surf!! Waves over 12 feet! I am delighted to be able to say that I was at the dockside during that weather event!! WOW!

We've stayed here several times. The property is beautiful and a walk around it just soothes your soul. Our room, this time, as always, was bright and clean. My only complaint would be that it could use a new mattress. We did not eat at the restaurant, because we usually roam around the coast, from Kittery to Freeport. We keep coming back because the value is very good and we can always count on restful and calming vacation.

We regretted we had only two nights to stay. Our queen room with fireplace and deck was perfect - the view couldn't have been better. All of the staff was gracious, breakfast was lovely, coffee was always available and the room was spotless. I would move in if I could!

We had a three day stay at the Dockside Guest Quarters and were delighted with our stay there.It has a fantastic position virtually on it's own island with lovely views out to see and over the small marina.We received a really warm welcome and the rooms were very nice.We had two really delicious meals in the adjoining restaurant too.Would highly recommend it and we would definately return there . Room cleanliness was a problem. Our first night, we stepped in feces which was on the bedroom carpet, the bathroom floor, and on the toilet itself. Disgusting, to say the least. To our knowledge, the carpets were never vacuumed during our four-day stay. Staff was friendly. Food was so-so -- fine if you like sweet American sauces, less so for a more international palate. But there are better restaurants to compensate just a short drive away.

I remember this incident very well, after 25 years of inn keeping this one certainly stands out. I personally inspected this room prior to the arrival of these guests as we do with all arrivals. This room was clean and in good order prior to their arrival. Around mid day these folks called the front desk saying their room and not been made up and that the toilet had “Sh..” all over it. I contacted the housekeeper assigned to that room and she indicated that she had already cleaned the room. The housekeeper immediately went back to check on the room and see what the problem was. When she arrived she received a very crude reprimand complete with profanity from the guests. She inspected the bathroom and there were feces on the toilet. This WAS NOT there when she had cleaned the room earlier that morning. She was unable to clean the toilet seat satisfactorily, so I replaced it. At no time was there mention of feces on the carpet as claimed in their review. Would you wait until mid day to report something like this? I have seen more than my share of “accidents” in my years as an innkeeper, most are handled with discretion and understanding. This is the only one where the guest was so arrogant and crude as to distort the facts and blame the housekeeper for their actions. These guests were totally out of line.

Pleasant, relaxing stay. Wonderful breakfasts all three days. Restaurnt was over the top. Best roast duck I have ever tasted. My wife raved about the beef tournedos. Very enjoyable visit.

Highlight of our shopping trip to Maine was staying here. Although our room did not have deck access we were able to walk down the hall to the deck. We enjoyed sitting in the rocking chair admiring the view. Our room with king bed had many little extras an upscale hotel would have. Our dinner at the restaurant next door was excellent. We have already recommended the Dockside to friends and would definitely return when in the area.

My wife and I stayed here overnight on a quick weekend getaway. We weren't sure what to expect, but when we got there in the early evening, the host was there to welcome us and show us to our room. She was also very helpful in helping us find a place to eat. The room was quite clean and had an amazing view of the harbor. It was really neat being on an island, the grounds were beautiful. I would definitely suggest this place to a friend.

We had a very enjoyable stay here. The room was nice, the grounds were quiet and there was a most pleasant view of the entrance to York harbor and the Atlantic Ocean. The staff was very helpful and accommodating. The breakfast dining room was pleasant and you could also take your breakfast and/or coffee out on the porch. Breakfast buffet was adequate and well attended to. One note of caution: if you pick a handicapped accessible room, they are seriously set up for the handicapped, with lots of grab bars and a seat in the tub shower. In other words, if you are looking for a romantic soak in the tub, pick a different room! The full restaurant was right on the property, with a nice atmosphere and excellent food.

The enormous advantage to this B&B is the really fine location. Beauty beyond compare. That said, there are other things - the breakfast was fantastic. Loved the porch. The nearby restaurant for other meals was very convenient (a bit pricey). Note the differences in pricing for this B&B at different times in the year. We stayed in the small single cabin near the Maine House; very quiet - don't know how the other places that have collocated rooms would be. All and all, highly commended.

We were thrilled to be at the Dockside Guest Quarters the first two nights of our 13-day Maine vacation along the coastline. It was a highlight and a great way to start out. The view of the harbor was fabulous, accommodations clean and just like the photos, breakfast excellent, and dining at dinner at the on-sight restaurant really delicious. From the time that we arrived until the moment that we left, we felt as if we were treated as favorite realatives. We were greeted with smile & escorted to our room with a fantastic view The sunrise was spectular! Then at breakfast,which was prepared with local ingrietents and by a wonderfully talented cook, not only did the other guests greet us but also the owners! At the restaurant we ate on the enclosed porch with not only a lovely view but also the sounds of the sea and of course delicious food, good wine and attentive service. Very enjoyable, relaxing and am looking forward to visiting again!

My two friends had never been to New England, and to escape the brutal Texas end of summer, we decided to head up to Maine. I loved it, as always, and they could not believe the beauty and the scenery of the Maine coastline. The Dockside Quarters were the perfect home base for our daytime travels up and down the Maine coastline. The property is beautiful and the rooms were clean and comfy. Thanks for a great time!

I highly recommend the Dockside Guest Quarters. The location is excellent and the sunrise in the morning is simply picturesque! Bring a good digital camera and tripod! The area is not commercialized, which makes the the stay that much more relaxing. The staff are friendly, polite and helpful. The breakfast buffet offerings were quite ample and varied. I can't wait to go there again next year.

I was a little disappointed with the room originally reserved for me and the person at the reception immediately found me another room that was perfect for me, though being next to the dining room would not suit a late sleeper. The location is truly beautiful and it, and the level of luxury warrant the price which was over my usual budget. Next time i have the opportunity, I'll save on other parts of my budget in order to return and make the most of the lovely grounds and facilities.

Room was a little bland but very clean which was more imoportant. Did see the room next to us (same price) with very nice wallpaper and furniture. The drawers on dresser were very hard to open. The price of the room was all for the view and would go back to that other room.

Great Anniversary Weekend

My wife and I wanted to spend our first anniversary up in York, ME where she used to visit as a child. We found the Dockside Guest Quarters and immediately made a reservation. It was not too far off the beaten path, but secluded enough to feel like a real getaway. The location is very private and the staff was very kind and helpful. When we arrived and checked in, we were escorted to our room which was presented beautifully and elegantly by the staff. It looked like something out of a magazine and had an absolutely beautiful view of the bay with the sunlight hitting at just the right angle. It really made the weekend.

Just one overnite stay was enough to give outstanding ratings to this peaceful B&B. The view from room 122 was awesome both for the evening and the sunrise. Breakfast food was yummy, bed was comfy, staff were friendly. A last minute call to the main house while we were traveling to the location accommodated us with wine glasses & opener before the staff retired for the night. Thanks!

Rooms looked like they had all just been redone. The deck overlooking the channel to the harbor was great. It was a pleasure to sit there quietly and take in sites, sounds and smell of being ocean side. The nearby marina will all the moored boats and quiet activity was also enjoyable to watch. Breakfast was good too, I liked the options, especially the fresh fruit. I will reccomend and will go back. Thank you.

We have been going to the dockside for years and have always enjoyed our stay. The views from all areas of the property are absolutely beautiful. The rooms are comfortable and the staff is friendly. The breakfasts are wonderful with a wide selection of baked goods, cereals, fruits, egg casseroles,etc served in a very inviting surrounding overlooking the marina and ocean. We also always enjoy the meals at the restaurant. Usually we order at least one dinner of lobster. At our last visit we had various dishes including duck, braised chicken, and a seafood dish, all very good. The Dockside is convenient to quite a few other attractions including beaches, a playhouse, walking / biking trails, and all types of shopping.

Dockside has the best location in the York Maine area. The resort is right on the harbor, secluded from the hustle and bustle of the York Beach area. The tides are just spectacular and the views from our cottage wonderful. The owners and staff are really nice and have a sense of humor about their work. That's something that is really needed in their business. This is just a great place to stay.

Wonderful place, great coffee and breakfast, very very child friendly. Our room was clean and big, it had a pull out couch for our little guy to sleep on. The staff was friendly and so helpful. Would have loved to stay for much longer. We will definiately be back!

My daughter and I found Dockside Guest Quarters so enjoyable and relaxing. The Staff made us feel so welcome! We appreciated the extra touch in providing a delicious and beautifully displayed breakfast each morning. Eric was a great guide of the area by water. That was the highlight of our stay. We were helped with any questions that we had about where to eat or just touring about the area by car. We enjoyed the haddock sandwich at Dockside after a time at the nearby beach. We shall return!

My husband and I stayed here with our two small children. The location is serene (very quiet for our family's early bedtime). My husband and I enjoyed putting the kids to bed and sitting outside, enjoying an amazing meal from the restaurant and gazing at the water. It is a short drive to the hustle of the town and beach but feels like a retreat miles from anywhere.

the dockside is BEAUTIFUL. our room was perfect and the welcome was friendly and warm. we enjoyed their breakfast in the morning, especially on the huge porch! my only (major) complaint is the process of making a reservation. the online system was not accurate at all, the weekend nightly minimum is very unclear, and worst of ALL - depending on who you talk to when you call you may get completely different stories. this was a major drawback for us, since we were traveling with our 3 year old and also were trying to coordinate with another couple we were planning to meet there. i can honestly say if we didnt have a gift card here, we certainly would have booked elsewhere after our first few phone converstaions with them! we are very laid people and travel quite frequently, so it was especially surprising that we had such a frustrating experience.

I am sorry for any difficulty you encountered while making your reservation, our reservation process is normally very smooth, professional and easy. However, because you were travelling with a young child, another couple and had strict price restrictions, it greatly reduced the number of lodging options we could offer you. All our rooms are unique; we are not a chain hotel with all rooms identical. Thus, when presented with your list of criteria it greatly reduced the number of choices available. Over the course of numerous calls we offered you several options in an attempt to accommodate your requests as best we could. Unfortunately, none of the options we offered met the expectations you had at the start of the reservation process, thus starting what you perceived as a confusing and difficult reservation process. Aside from the reservation process, I am glad that you enjoyed your stay at the Dockside. If a future return visit is a possibility we will endeavor to accommodate you the best we can.

Our stay at Dockside was a wonderful experience. The room was clean and comfortable. The staff were very welcoming and helpful. The restaurant was terrific! Although a bit pricey it was well worth it; we were on vacation after all! The waitstaff and bartender were extremely friendly and the service was great. It's a picture perfect Maine setting.

Another excellent visit to the Dockside. The amenities and service are outstanding. The location is a gem. Quiet, beautiful and close to more activities when we bring the kids along (sandy beaches, arcades, shopping area). We stayed in the room we first visited several years ago--a little on the small side; the water view is remarkable. Some rooms are bigger than others and each is a unique experience. The food and service at the dining room are excellent! We always meet other friendly guests. Watching the lobster boats and fishermen leave and return is really fun.

We had a wonderful relaxing weekend at the Dockside. The rooms all offer spectacular views of the bay, and there are Adirondack chairs on the lawn to enjoy the views from as well. The continental breakfast has both hot and cold selections all made at the inn except for the bread which comes from a local bakery. The staff was friendly and very helpful in suggesting nearby places to go for sight-seeing and other activities. Overall we had a great stay and will be returning to the inn at sometime in the future.

It was everything and more. My sister's and I planned a surprise get away for our Mother's 80th Birthday. The innkeeper welcomed us and showed us to our room. We were more then pleased when we entered it (room 112), it was clean and the view was beautiful! We didn't want to leave it. The grounds are a must see. We had a lovely dinner at their restaurant and the service and food was first class. We all loved this place and plan on making reservations again. Thank you.

The setting is quiet and beautiful, and spectacular June weather didn't hurt. Room 110 is wonderful; actually a small separate cabin with a nice deck looking over a lawn leading down to the water. We had a nice lunch in the screened porch area which afforded a pleasant view of the small harbor area. Breakfast provided a nice selection of savory and sweets. We did not get maid service after the first night but really did not need it. We always leave a generous tip for housekeeping staff. We certainly did not need or appreciate the envelope on the bureau reminding us that gratuities were not included in the room charge. We will certainly return!

We stayed here mid June for a couple days before going further up the coast. The view from our room was really nice, some obstruction from the building in front but still nice. Room was clean, the only critique I had was the tub was older and needed to be re-glazed. It didn't look the cleanest but I know if was from age and not lack of cleaning. I am extra fussy about cleanliness- but for some this may not have been an issue. The ladies running the inn were very nice and accommodating for the little things you forget. Breakfast in the morning was also good. A nice variety of things every morning. We liked it enough that we decided to come back and spend the last night there before flying out. We had them hold a room in the front building. The view was perfect there and the ocean just a few yards from our deck. We did eat one evening at the Dockside Restaurant. The food was alright. It was average. We do eat at some upscale restaurants so we were expecting much better for the price. Overall York is a beautiful place and the Dockside Quarters is definitely a place we would stay at again.

We stayed in room 110, which is right on the water and has the perfect little side room/alcove with twin bed for our daughter. The views and the location in general were fantastic! Friendly staff and a really nice breakfast added to the experience. So did the availability of things like beach chairs and towels, which we took advantage of! (bikes too). ...overall a great experience - highly recommended!

This was our 3rd visit in the past 6 years and the Dockside never disappoints. The location is beautiful on the harbour and provides a peaceful and relaxing atmosphere. The quarters are very satisfactory, the breakfast is excellent and the service is kind and excellent. We will be back.

Wedding Anniversary Trip to Maine

The Dockside Guest Quarters and Restaurant are very unique. They are a bit hidden. As your drive over the bridge and arrive at the address stated, you wonder if the GPS is giving you incorrect directions. But once you get out of the car and start exploring you quickly see how beautiful and peaceful it is. Our room had a large sliding glass door with a patio overlooking the harbor. You could see small boats coming in and out. The room was a good size and the bed was very comfortable. The breakfasts in the main house were so good. There were a variety of items to choose from. The baked goods were delicious. You can have coffee on the porch and look out at the water if you don't want to eat inside or take breakfast back to your room and eat on the patio. We had dinner at the Dockside Restaurant one night and it was nice to have a table looking out at the harbor. There was an outside wedding there on Saturday morning which we missed. If I were from that area and looking for a place to for my wedding I think this place should be considered. It is a very romantic setting among the trees by the water. We spent the weekend exploring the areas of Perkins Cove, Nubble Lighthouse etc. There is a Catholic Church right up the road so that was very convenient for us. When we travel to southern Maine again we will stay at the Dockside Guest Quarters.

High Standards plus the Little Things

My experience with The Dockside started in the 70s when my Mother and I went with my younger sister and my young son. We loved it then. The Lusty family were a big part of the trip. Three years ago my sister, Mom and I were reminiscing and thought it would be nice to renew our delight. The current owner is the son. He and the family have done a great job in maintaining a peaceful and pleasant atmosphere. The rooms are clean and comfortable and maintained that way through the stay. The morning continental breakfast changes a little each day. One of the "little" things is a fresh cut flower on the table... the smile from the staff as they refill the coffee pot. It is fun to listen to other guest.. they are not grumbling but talking about the pleasantness of being in Maine and their stay at the Dockside. Service is fantastic and unintrusive. My favorite thing is to get up pre-dawn to listen to the birds, watch the lobster boats leave and snap thousands of sunrise pictures. The view is spectacular. This year we arrived in a storm ... the gulls were entertaining us as they dropped clams to the rocks below.. the Herons were patiently fishing.. the dozens of ducks diving for our pleasure and the gaggles of geese gathering on the horizon with a trip South in mind. I recommend you try The Dockside.. you won't be disappointed.

Home Away From Home

My wife and I, and later our son, have been guests of the Dockside since our first visit in 1976. Over the years we have enjoyed the peaceful, scenic surroundings, and the courtesy and dedication to guest satisfaction their staff is known for. The accommodations are “Maine Simple”, yet elegant in their own right, and the restaurant seems to get better each year. We appreciate the Lusty Family’s efforts to stay with the times and the environment in an unobtrusive way. The location is ideal: An hour or so from Boston and Portland, and less than 15 minutes to the great little city of Portsmouth, but quiet and serene even though close to I-95. At last count, our family has visited Harris Island and the Dockside at least 40 times, many times twice each year. They do things right for us otherwise we wouldn’t keep coming back. We’ve watched the Lusty Family raise their children there, and then retire for the second generation to take over. We feel like adopted family, for each time we return we feel as if we’re coming home after a too-long time away.

Four friends decided to celebrate their 60th birthdays (all born the same year) and could not have asked for a nicer place to spend it. The staff went over and above our expectations, even providing us with wine glasses and wine opener so we could enjoy a bottle of wine in front of the fireplace. The weekend we spent in Maine sightseeing was extra enjoyable due to the comfort and cleanliness of the room. Breakfast was great, as well as cookies and coffee at night. We are planning on leaving our husbands home and doing it again next year.

I have stayed at this idyllic haven numerous times. Each visit is utter perfection - a natural elixir that relaxes both body and soul in glorious surroundings. To awaken each morning looking out on to beautiful gardens, the rocky shoreline, and those far horizons is nothing short of sublime. Breakfast is a veritable groaning board of delicious goodies to delight one's taste buds! The Lusty family and Crew are so very warm, welcoming, and accommodating. How can you describe, sitting on your private deck, full moon, sparkling water, clean air, the sound of buoy bells. Add to that, hosts that make you feel like family,not just a person booking a room. Dockside is such a special place. My youngest son was married there three years ago. He lives in California but always said Maine and Dockside fell like home. I agree 100 percent. We just returned from York, ME where we stayed at DGQ. The rooms were nice. We were in the Maine house and it was a bit noisy, but that is to be expected in a home over 100 years old. The staff was excellent and helpful. The breakfast was first rate and the view and grounds were exceptionally nice. Dinner at the restaurant was good as well. I would highly recommend the DGQ

We visit the Dockside on an annual basis. The location is exceptional. Removed from the hustle & bustle in a place that you feel is almost your own. The only traffic are the lobster boats gently passing by. A rare find, great quality, very comfortable rooms with unsurpassed views. A true get-away!

I've just returned from the Dockside Guest Quarters and I can't say enough about how great it was. As a sailor, watching the boats pass right in front of the inn was recreation enough. Breakfast is served on the porch which overlooks a fabulous view of the harbor and out into the open ocean. It feels just like Down East Maine without having to drive that far. The rooms have fabulous, large oceanview balconies. The rooms are not overly frou-frou, just comfortable, making it so easy to relax. We didn't eat in the restaurant, but peeked inside and saw they have this fabulous harborside porch, another great place to watch the boats come in and out from. I'd recommnend it highly!!
